HVAC Technician

Responsibilities


  • Perform monthly preventive maintenance (PMs) on HVAC systems, including air handlers, rooftop units, split systems, exhaust fans, and associated controls.
  • Diagnose, troubleshoot, and repair HVAC system issues related to airflow, heating, cooling, controls, motors, belts, filters, and electrical components (non‑refrigeration).
  • Inspect HVAC equipment to identify potential failures or safety concerns and recommend corrective actions.
  • Replace filters, belts, motors, and other mechanical components as part of routine maintenance and repairs.
  • Document completed PMs, repairs, findings, and recommendations using maintenance management systems or work order platforms.
  • Respond to HVAC service requests and prioritize work based on operational impact and urgency.

Ensure all work complies with applicable safety standards, codes, and company policies.

  • Coordinate with supervisors, facilities staff, and outside vendors as needed for complex repairs or projects.
  • Maintain a clean, organized work area and properly handle tools, parts, and materials.
  • Participate in on‑call or after‑hours support as required.
  • Perform other duties as assigned.

Qualifications and Job Specifications


  • High school diploma or equivalent required; technical or vocational training in HVAC preferred.
  • Minimum of 5 years of experience performing HVAC maintenance and repair in commercial or industrial facilities.
  • EPA certification not required for this position (no refrigeration work).
  • Working knowledge of HVAC electrical, mechanical, and control systems.
  • Ability to read and interpret blueprints, schematics, and HVAC drawings.
  • Strong troubleshooting and problem‑solving skills.
  • Demonstrated ability to work independently with minimal supervision.
  • Effective verbal and written communication skills.
  • Commitment to safety, quality workmanship, and customer service.

Technical Expertise


  • Experience maintaining and repairing HVAC equipment such as air handling units, rooftop units, furnaces, and ventilation systems.
  • Knowledge of basic electrical systems, motors, drives, controls, and sensors related to HVAC equipment.
  • Ability to use maintenance management systems (CMMS) or work order software.
  • Proficiency with standard computer applications such as Outlook, Word, and Excel for documentation and communication.
  • Ability to track PM completion, repair history, and parts usage.

Additional Employment Requirements


  • Must be able to successfully pass all pre‑employment requirements (e.g., background check and drug screen).
  • Valid driver’s license with acceptable driving record.
  • Ability to obtain and maintain any required site‑specific safety certifications.

Physical/Mental/Visual Demands


  • Work is light to medium in nature with frequent walking, standing, bending, and climbing.
  • Work is performed in mechanical rooms, rooftops, warehouses, offices, and outdoor environments.
  • Must be able to safely lift and carry up to 25 lbs. on an occasional basis.
  • Ability to work from ladders and lifts and in confined spaces as required.

Working Conditions


  • Work is performed both indoors and outdoors in varying weather conditions.
  • Exposure to moving mechanical parts, electrical components, noise, dust, and temperature extremes may occur.
  • Required to follow all safety protocols and wear appropriate personal protective equipment (PPE).

Equipment Operated


  • Equipment: Hand and power tools, ladders, lifts, gauges, meters, pumps, HVAC diagnostic tools, laptop computer, cell phone, 2‑way radio.
  • Systems: CMMS/work order system, Outlook, Excel, Word, and other facility management or specialized software.
