The Assistant Property Manager assists in planning and manages the operations of the property to achieve customer (tenants and employees) satisfaction and provide quality service while meeting/exceeding financial goals.
- Ensure the safety and welfare of the property and its tenants
- Scheduling and managing property maintenance and building projects
- Compiling data for financial reports and preparing budgets
- Tenant relations – resolving customer and public complaints
- Maintaining records, reports and files
- Ensure building retains occupancy through several avenues of exceeded expectations of public relations.
- Knowledgeable of building codes and governmental regulations for construction
- Confirm monthly inspections to identify safety and ADA violations and to ensure requirements are met and documented.
- Manage property within the respective budget and ensure the timely collection of anticipated revenues.
- Schedule monthly tenant visits; address tenant issues as per customer service policies and procedures.
· Assist in effectively managing property staff; hire, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, provide open communications, discipline and recommend termination of employment as appropriate.· Ensure the property is maintained in a manner consistent with company goals and allocated budget; protect, secure and enhance the assets as appropriate; visually inspect all grounds and buildings on a regular basis; identify and report apparent operational or safety issues and ensure repairs are conducted as soon as feasible,· Negotiate with vendors to procure cost-effective contracts for services and products used by the property; monitor the work of contractors to ensure contract provisions and requisite standards of product/service are complied with.· Monitor employees to ensure compliance with safety policies and procedures; provide employees with related equipment and clothing items in accordance with Company policy· Develop, implement, and maintain a disaster preparedness plan for the property
