Position: Regional Portfolio Manager for the Multifamily Division – Central/South Florida
Role Overview
The Regional Portfolio Manager is a senior operational leader responsible for the financial, operational, and people performance of a geographically assigned portfolio of multifamily communities. This role serves as the primary bridge between ownership/asset management and on‑site teams, ensuring execution of business plans, adherence to budgets, compliance with all regulatory requirements, and consistent delivery of the company’s operational standards and brand promise.The Regional Portfolio Manager is accountable for driving NOI growth, occupancy, expense control, resident satisfaction, risk mitigation, and talent development across the portfolio.

Portfolio Scope
- Oversees multiple multifamily communities (market‑rate, mixed‑income, affordable, etc.)
- Typical portfolio size: 1,400- 2,000 units, depending on asset complexity and geography
- Direct supervision of Community Managers
- Indirect oversight of Leasing, Maintenance, and Administrative teams
Core Responsibilities
Financial Performance & Asset Execution
- Own and drive portfolio NOI performance, ensuring alignment with approved annual budgets and long‑range business plans
- Analyze monthly financial statements, operating reports, and KPIs to identify risks, trends, and opportunities
- Partner with Asset Management, i.e. Execute revenue growth strategies
- Review and approval: Budget variances, Capital requests
- Support annual budget development and reforecasting processes across the portfolio
- Ensure disciplined execution of rent collection, delinquency control, bad debt management, and utility recoveries.
Operational Excellence & Consistency
- Ensure consistent execution of company policies, SOPs, and brand standards across all communities
- Conduct regular property inspections
- Serve as escalation point for complex operational issues, resident concerns, and crisis situations
Revenue Management, Leasing & Marketing
- Partner with Revenue Management and Marketing teams
- Monitor and evaluate marketing spend and ROI at the property and portfolio level
- Lead corrective action plans for underperforming assets
People Leadership & Talent Development
- Directly manage and mentor Community Managers
- Hold teams accountable
- Partner with HR and Operations leadership
- Build a strong leadership bench by identifying and developing high‑potential talent
- Foster a culture of accountability, professionalism, and continuous improvement
Compliance, Risk Management & Legal Oversight
- Proactively identify and mitigate operational and legal risk across the portfolio
Capital Projects & Facilities Coordination
- Partner with Construction, Facilities, and Asset Management teams
- Monitor project timelines, budgets, and quality of execution
Ownership, Client & Stakeholder Communication
- Serve as a key point of contact for ownership groups, investors, or clients
- Prepare and present performance summaries, business plans, corrective action plans for underperforming assets
- Maintain strong cross‑functional partnerships with Asset Management, Accounting, Marketing, HR, IT, and Facilities
Other responsibilities as assigned:
- Participate in corporate events and meetings related to onsite operations, including Asset Management meetings and ad hoc reviews.
- Main point of contact to assist with due diligence activities when assessing a potential new acquisition.
- Attend weekly Regional Manager meetings with their supervisor and others
- Oversee and present budget process to Sr. Director of Property Management, Executive Vice President of Multifamily Operations and Asset Management.
Qualifications and Experience:
- 3–5+ years in a multi‑site or regional leadership role overseeing at least 1,500 units
- Proven experience managing mixed portfolios (classes, size and market/work force)
- Strong financial literacy with the ability to interpret budgets and financial statements
- Demonstrated leadership, coaching, and team‑building skills
- In‑depth knowledge of Fair Housing and landlord‑tenant regulations
- Proficiency with property management and CRM systems (e.g., Yardi, RealPage, Entrata, etc.)
- Ability to travel regularly within assigned region
- CPM®, ARM®, CAM, CAPS or similar professional designation preferred
