Full-timeDescriptionUnder general supervision of the Plant Operations Manager, is responsible for general maintenance of physical plants, equipment, and grounds. Also manages staff and vendors to complete designated tasks. Will take the leading role with building issues in the absence of the Operations Manager and be a direct report to administration.This is a full-time, non-exempt position with an hourly range of $26 - $30, depending on qualifications, plus excellent benefits.
Schedule
Monday - Friday: 8:30 am - 5 pm.
Note: Occasional evenings & weekends. Maybe called in for emergency situations.

Job Duties (Essential Functions)
Assists with oversight and direction of day-to-day operations of the Library facilities, primarily the Central Library. Plans, organizes, schedules, and directs work activities and assigns projects to assigned personnel.Supervises assigned Plant Operations staff to assure productivity and meet project and work needs.Assists in obtaining cost estimates for repairs to facilities and equipment.May support other Operations supervisors and staff with electrical, plumbing, HVAC, or other equipment maintenance or repair; grounds, construction, or other project management; customer service, facilities inspections, or event needs.Repairs and installs electrical equipment, such as but not limited to, electrical outlets, ballasts, circuit breakers and other electrical systems equipment.Repairs plumbing systems, such as but not limited to sinks, traps, toilets, urinals, flush valves, supply valves and water fountains.Repairs and maintains building equipment, such as but not limited to, roof drains, exhaust fans, gutters and downspouts, windows and doors.Operates and maintains HVAC equipment.Performs painting work to maintain a clean appearance of all Library buildings and equipment.Performs locksmith responsibilities, such as but not limited to, repairing door locks and latches, key making and lock installation.Repairs and maintains irrigation systems.Performs carpentry work, such as but not limited to, door installation, framing, drywall installation and repair, and furniture repair.Performs repairs to sidewalks and parking lots.Performs other duties related to the maintenance of buildings and grounds, such as snow removal.Other duties as assigned.Requirements
Experience in safety and emergency preparedness.Experience with supervision.Knowledge of plumbing systems, related tools, and their uses.Knowledge of electrical systems, related tools, and their uses.Knowledge of HVAC system, related tools, and their uses.Knowledge of carpentry, related woodworking tools and techniques, drywall installation and repair.Ability to repeatedly lift up to 60 lbs., stand for long periods, walk for long periods.Perform the above mentioned tasks while in various physical positions, and climb ladders up to 15 ft. in height.Effective attention to detail.Demonstrated ability to work with minimal supervision.Ability to follow both oral and written directions.Ability to work with and take direction from Administration and Branch Managers.Basic computer skills.Demonstrated ability to read blueprints and equipment specification/operation manuals.Ability to speak and understand English is required. Additional consideration will be given to individuals that are proficient in any non-English languages used in Jackson County, MO including Spanish, American Sign Language, Vietnamese, French, Arabic, and Swahili. Required Education and Experience
- High school or GED.
- Minimum of 3-5 years of substantial maintenance experience including electrical, plumbing, HVAC, and carpentry. Preferred experience of 5 or more years.
- Minimum of 1 year in lead, supervisory or managerial capacity.
- Preferred certification in HVAC/EPA.
Work Environment
Work is performed at the Library’s Central location and Library Branches throughout the district. Primary workspace is shared with co-workers in an office space within the Central Library, other work will be performed in a public space amongst staff and patrons from a diverse socio-economic community.
