POSITION SUMMARY


The Regional Facilities Manager (RFM) is a high‑impact operations leader responsible for the physical condition, maintenance performance, and long‑term asset health of a defined regional multifamily portfolio. This individual ensures consistent execution of preventive maintenance programs, drives expense control, improves service quality, manages capital project execution, and provides direct coaching and support to onsite maintenance teams.The RFM serves as a strategic facilities partner to Operations, a technical resource to Service Managers, and a project manager for capital initiatives—ensuring properties operate to portfolio standards, ownership objectives, and regulatory requirements.The Regional Facilities Manager will report to the Vice President-Multifamily Capital, Facilities and Procurement. 

KEY RESPONSIBILITIES


1. Preventive Maintenance Leadership & Standards EnforcementDevelop, implement, and monitor portfolio-wide preventive maintenance plans.Conduct scheduled property inspections evaluating building systems and life‑safety equipment.Ensure Mobile Maintenance or equivalent tech stack is adopted consistently.Audit recurring maintenance task completion.Ensure warranty schedules and manufacturer maintenance requirements are followed.2. Maintenance Operations, Troubleshooting & Technical SupportServe as the primary technical resource for Service Managers and onsite teams.Diagnose and resolve escalated mechanical, electrical, plumbing, and structural issues.Provide real-time problem solving for emergencies.Review work-order analytics to identify trends and training needs.Evaluate skill gaps and develop training plans.3.

Expense Control, Procurement & Vendor ManagementMonitor and manage portfolio-level maintenance expenses.Ensure alignment with procurement processes and standardized pricing.Review proposals, negotiate pricing, and approve scopes of work.Validate recurring vendor services and performance.Support centralized purchasing platforms.4. Capital Project ManagementServe as project manager for capital projects.Develop scopes of work, solicit bids, and recommend contractors.Build and maintain multi-year capital plans.Track project timelines, budgets, and quality standards.Ensure safety compliance, permitting, and inspections.5. Portfolio Oversight, Asset Performance & ReportingComplete formal property inspection reports.Provide recommendations for reinvestment and system upgrades.Support sustainability, compliance, and risk mitigation programs.Deliver portfolio reporting and KPI tracking.6. Cross-Functional CollaborationPartner with Regional Managers and Operations leadership.Participate in strategy meetings and assist with policy development.7. Leadership, Mentorship & Team DevelopmentCoach and develop Service Managers.Assist in hiring and onboarding maintenance talent.Support succession planning and skill development.

QUALIFICATIONS & EXPERIENCE


5–8+ years of multifamily maintenance or regional facilities leadership.Strong diagnostic and technical skills. EPA, CPO, CAMT preferred Experience managing capital projects.Proficiency with maintenance software and Yardi platforms.Strong communication, coaching, and organizational skills.

PHYSICAL & TRAVEL REQUIREMENTS


Regular regional travel is required up to 50% based on location.Ability to access roofs, ladders, mechanical rooms, and active construction sites.Ability to respond to emergencies after hours. 115000.00 To 125000.00 (USD) Annually
