Lab Operations Manager

The Role


This newly created hybrid position merges responsibilities from Assistant Property Management and Laboratory Operations into one dynamic role. The StudioLabs Property & Lab Operations Manager will act as the primary onsite liaison for StudioLabs Clients, ensuring smooth day-to-day building operations, exceptional client service, lab safety and compliance, and efficient use of shared resources and programming.This role requires a hospitality-forward, solutions-driven individual with the ability to manage both property operations and science-facing lab operations.

You will wear many hats: part concierge, part facilities coordinator, part lab ops leader—and 100% focused on delivering best-in-class client experience.

Essential Duties and Responsibilities:


Client Relationship Management & Client Support


  • Serve as the day-to-day point of contact for all StudioLabs clients.
  • Lead new client onboarding, including suite orientation, safety briefings, access setup, and SOP sharing.
  • Coordinate shared equipment access and usage scheduling, ensuring Client compliance and fair usage.
  • Manage and disseminate building and holiday communications, contact lists, and community notices.
  • Develop and lead client touchpoint programs, gather Client feedback, and implement improvements.

Property & Facilities Operations


  • Conduct regular walkthroughs of common and Client spaces to ensure functionality, cleanliness, and safety.
  • Support preventative maintenance programs and coordinate repair work with vendors and engineering teams.
  • Work with Property Manager to track and oversee service contracts, invoices, COIs, and vendor performance.
  • Assist in budgeting, A/P and A/R processing, and preparation of monthly/quarterly financial reports.
  • Respond to and triage Client requests, including emergent facilities issues or service failures.

Lab Operations & Compliance


  • Maintain oversight of StudioLabs' shared scientific equipment and lab support infrastructure.
  • Coordinate laboratory safety trainings, chemical inventories, and EHS compliance protocols.
  • Assist Clients with equipment installation, verifying lab utility and safety requirements are met.
  • Manage hazardous waste disposal and track required lab permits and incident documentation.
  • Collaborate with the scientific operations team to maintain a culture of lab safety and operational rigor.

Community Programming & Events


  • Partner with the Asset Services team to develop and deliver Client-focused programs and networking events.
  • Support event execution in collaboration zones, shared kitchens, and conference areas.
  • Contribute ideas to elevate Client experience, foster community, and promote Breakthrough’s mission.

Qualifications and Experience:


  • 5+ years in property operations, lab operations, or client service in a life science or lab-centric environment.
  • Experience in a wet lab environment, preferably including new lab set-up and operational launch.
  • Strong interpersonal and organizational skills, with a hospitality-driven and solutions-oriented mindset.
  • Ability to manage multiple operational workflows in a dynamic, Client-facing setting.
  • Working knowledge of laboratory safety protocols and facilities systems (RO/DI, HVAC, generators, etc.).
  • Proficient in Microsoft Office; experience with Yardi, Angus, or similar platforms is a plus.
  • Ability to interpret lease terms and ensure compliance with building and client obligations.
  • Must be onsite full-time and able to respond promptly to operational needs.

Preferred Qualifications


  • Bachelor’s Degree or equivalent experience in life sciences, facilities, or real estate operations.
  • Prior experience in a lab incubator or flex lab/office setting.
  • Familiarity with industry standards for EHS, chemical storage, and lab permitting.
  • Prior exposure to lab fit-outs, equipment coordination, or capital improvement projects.

The base compensation range for this role starts at $90,000 annually.
