Position Summary:
Primarily responsible for the optimal performance and maintenance of all building systems within a a large HOA Condo community that consists of 688 units housed within 11 separate buildings. Duties will include but are not limited the maintenance and upkeep of cooling towers/ boiler/chiller systems, A/C units, mechanical, fire and life safety, elevators, security, pools, water softeners, and all common area elements and grounds.
Position Responsibilities:
- Under the direction of the maintenance supervisor to maintain buildings, building systems, common areas and other physical assets on the property.
- Provide training and oversight to the building maintenance team.
- Perform duties related to plumbing, electrical, HVAC, painting, dry wall, pressure washing and any other maintenance needs related to the designated property.
- Regular maintenance of pools, water features, gas features, building grounds, lighting, landscape and irrigation systems, etc.
- Properly operate, maintain inventory and store all maintenance equipment.
- Responsible for overseeing compliance with City, State, Federal, and OSHA, code and permit requirements.
- Responsible for PM schedules including performance, scheduling, review, record keeping and performs regular maintenance on all building systems per PM schedule.
- Regular maintenance of fire safety systems.
- Regular maintenance of boiler/chiller systems.
- Regular maintenance of Cooling Towers.
- Proactive in identifying maintenance needs and repairs, prioritizing as needed.
- Actively works with the vendor bid/approval process to ensure work is completed to our satisfaction in a timely manner.
- Ensure grounds work is completed through maintenance staff and/or vendors, which may include trash clean up, sweeping, landscaping, pressure washing, etc.
- Complete assigned maintenance service requests.
- Assist Manager in the budget process.
- Sits down daily and weekly to review Maintenance and vendor needs to include scheduling.
- Interacts with owners, residents and vendors in a professional and courteous manner.
- Follows up with all homeowners/residents regarding service issues and advises management team of interaction outcomes.
- Point of contact for after-hours calls and emergencies.
- Perform other related duties as directed by Manager and/or maintenance supervisor.
- Attend all AAM required training.
- Other related duties as directed.

- Ability to troubleshoot effectively and communicate the solution(s) to Manager.

- Ability to read and understand blue prints and mechanical drawings.

Physical Demands & Work Environment:
- Works indoors and outdoors.
- Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
- Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
- Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet.
- Able to handle various manual and power tools.
- May work independently or as part of a team.
