Essential Job Functions:
Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.Ensure property grounds and common areas are clean and free of debris.Complete assigned service requests for make ready units in a safe and timely manner.Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.Maintain leasing office, models, clubhouse, and common interior areas of the community in a clean, neat, attractive condition.Clean walkways, entryways and hallways.Ensure model tour route is free of debris.Provide excellent and professional customer service.Maintain appropriate levels of supplies required to perform job by coordinating with Lead Maintenance.Comply with all training requirements set forth for this position.Non-Essential Job Functions:

There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).Ability to be on-call and be on the property on short notice.Must have a valid driver’s license, insurance and car registration if driving for business purposes.Working Environment:
Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover.
