Job Summary:
The Transition Manager is responsible for overseeing and leading the transition process from initial discussions through post-closing property acquisitions, dispositions, refinances, and recapitalizations, ensuring a smooth process and clear, frequent communications with all relevant parties. The Transition Manager will act as a point of contact and resource between the onsite property teams, asset management, and corporate team members, ensuring all relevant parties are well informed throughout the length of the transition period.
When the company is not actively involved with any transitional assets, other duties will be assigned that directly support the overall company goals and operations.Job Responsibilities:· Develop a detailed due diligence plan, outlining timelines, responsibilities, and key deliverables for transactions, including acquisitions, dispositions, refinances and recapitalizations.· Assists in coordinating and scheduling required third party inspections for property refinances and dispositions.· Assists in gathering and coordinating completion of required property questionnaires related to property financial transactions.· Assist with the setup, coordination, and execution of lease file audits and unit inspections during the due diligence process.· Coordinate and lead all due diligence meetings with the volunteer due diligence team prior to inspections and audits, explaining requirements and expectations.· Customize due diligence inspection and audit tool prior to lease audits and unit walks to capture specific information relevant to the unique needs of the property.· During transactional events, update and circulate the transition checklists for status updates from internal departments.· Assists with compiling and gathering information from relevant departments to produce requested documents, information, leases, contracts, etc.
for property dispositions.· Update and maintain the transition and disposition checklists and research tools and technology to improve the efficiency and organization of the overall process in place.· Research laws, requirements, demographics, and major employers in new areas to better understand property needs prior to purchase & management.· Prepare the due diligence report and summary after the due diligence is completed.· Ensure that resident information including leases and demographics are transferred into OneSite and ensure resident data is maintained.· Ensure the due diligence lease file audit findings are reviewed and corrected and/or addressed post-acquisition.· For new acquisitions, assist with recruiting, interviewing, and identifying new property team members, including the Real Estate Manager to start day one of management.· Supports and mentors site teams at newly acquired properties with questions regarding AION operations and standards through 90 days post close.· Temporarily fills in as the acting Real Estate Manager in the event the position is vacant at the start of management.· Remains involved with all transition activity through 90 days post close; then monthly check ins and follow ups after as needed.· Assists with providing and training site teams to utilize dark period trackers to track activity during dark period.· Acts as the key point of contact with all corporate departments and team members to successfully onboard communities to critical property management software and systems.· Coordinates the implementation of community operations, policies, procedures, and software.· Ensure that all contracted services are set up, executed, and scheduled through correct departments.· When not actively involved with transitions, other duties include assisting at properties as assigned and performing operational audits and compliance. · Perform other duties as requiredRequirements:· High school diploma or equivalent· 3 - 5 years of property management experience· Exceptional written and verbal communication skills· Demonstrate excellent organizational skills with the ability to prioritize· Demonstrated proficiency with Microsoft Office and general computer skills· Solid understanding of property management software (e.g., Yardi, RealPage, Entrata)· Available to travel as neededFSLA Status: Exempt
