Job Description:
Hilco Real Estate (“HRE”) has an immediate opening for a Real Estate Asset Manager. This individual will be an integral member of Hilco’s Receivership and Fiduciary Services team, with the opportunity to participate in the strategic development of this fee-based business within a growing and highly profitable private firm. The ideal candidate will play a central role in managing and enhancing the value of our existing real estate portfolio. You will work to develop and implement strategies to stabilize operations, oversee the leasing and disposition strategy, and maximize asset value.
You’ll provide hands-on oversight of financial performance, property operations, and value creation through leasing and disposition successes. Hilco is based in Northbrook IL (but remote candidates will be considered).
Responsibilities
- Portfolio Management: Oversee and manage a portfolio of commercial real estate assets, including multifamily, office, and retail, ensuring they are performing optimally in terms of occupancy, rent rolls, and financial returns.
- Strategic Planning: Develop and execute strategies to enhance the performance and value of the existing portfolio, identifying opportunities for growth and improvement.
- Financial Analysis & Reporting: Analyze financial data (e.g., cash flow, capital expenditures, NOI, ROI) to assess the current performance of assets. Develop detailed financial models, forecasts, and reports to communicate performance and recommendations to various stakeholders including lenders, borrowers, courts, and owners.
- Operational Oversight: Monitor property management, tenant relations, lease negotiations, and capital improvements to ensure the operational efficiency of all assets.
- Market Analysis: Conduct market research and analysis to evaluate trends, identify new opportunities, and assess the competitive landscape to position assets for long-term success.
- Risk Management: Develop risk mitigation strategies to safeguard the value and performance of the portfolio, including insurance, legal compliance, and environmental risk factors.
Background:
- 5+ years of commercial real estate (asset management) experience is required with consideration given in property management, real estate lending, management consulting or similar
- Experience in receivership matters, multifamily affordable housing, commercial leasing, and property sales is preferred
- Industry and market knowledge, established relationships, and enthusiasm to contribute to a growing commercial real estate service business, in addition to embracing the Hilco culture and objective of serving as a trusted advisor to all types and levels of clients
Qualifications
- The ideal candidate will have a proven track record in successfully executing third-party real estate portfolio asset management engagements. Must be comfortable working in a dynamic business environment and willing to travel for client management/relationship purposes.
- Familiarity and first-hand experience with all aspects of the asset management process, including valuation, hold/sell modeling and risk/return analyses, financing alternatives, site selection, development management, lease advisory, and other major decision-making including presentations to key stakeholders
- Keen project management skills and experience with excellent organizational and problem-solving skills
- Technically proficient; fluency with Microsoft Office Suite (Excel a must), advanced internet skills and the ability to quickly comprehend and utilize market tools and data sources. Overall strong background in real estate portfolio asset management technology is required.
- An energetic, ethical/honest professional and critical thinker, engaging personality and self-confidence with team management/oversight, vendor/deal negotiations, and closings, including excellent written and verbal communication skills.
