Property Accountant

Job Summary:


The Property Accountant will manage financial operations related to real estate properties, ensuring compliance with accounting standards and organizational goals. This role includes month-end closing, financial reporting, tenant ledger analysis, and liaising with property managers and other teams. The position supports Chief Seattle Club’s mission by maintaining financial accuracy and accountability for its real estate portfolio.

Essential Job Functions:


  • Month-End Closing and Reporting:
  • Perform month-end financial closing activities.
  • Generate and analyze monthly reports, including Profit & Loss (P&L) statements.
  • Financial Analysis and Review:
  • Conduct General Property Revenue (GPR) analysis.
  • Perform P&L variance analysis.
  • Accounts Payable (AP) and Accounts Receivable (AR) Management:
  • Analyze AP and AR transactions.
  • Ensure timely and accurate postings.
  • Reconciliation and Journal Entries:
  • Prepare and post manual journal entries.
  • Perform account reconciliations, bank reconciliations, and balance sheet reconciliations.
  • Reserve and Security Deposit Analysis:
  • Analyze replacement reserves and security deposit balances to ensure compliance with regulations.
  • Tenant and Lease Accounting:
  • Register deposits and receipts.
  • Post consolidated Housing Authority subsidy payments (e.g., Section 8) in Yardi.
  • Analyze tenant ledgers and process corrections.
  • Update lease charges based on Housing Authority rent change letters.
  • Collaboration and Cross-Team Support:
  • Work closely with property managers to reconcile accounts.
  • Provide insights to facilitate decision-making across departments.

  • Perform other duties as situation requires or as assigned by supervisor.

  • Non-Essential Job Functions:


    • Assist with special projects as assigned.
    • Support audit preparation and compliance efforts.

    Knowledge, Skills and Abilities Required


    :


    Education:


    Bachelor’s degree in accounting, finance, or a related field. 

    Experience:


    Minimum of 2-3 years of experience in accounting, preferably in real estate or property management.

    Licenses/Certifications:


    None required, but CPA or equivalent is a plus.

    Technical Skills & Competencies: 


    • Proficiency in accounting software, including Sage Intacct and Yardi.
    • Advanced proficiency in Microsoft Excel (e.g., pivot tables, v-lookups).
    • Familiarity with accounting for Low-Income Housing Tax Credit (LIHTC) partnerships, including compliance and financial reporting requirements.

    Soft Skills:  


    • Strong understanding of real estate accounting principles and practices. 
    • Strong knowledge of accounting principles and financial reporting.
    • Analytical mindset with attention to detail.
    • Effective communication and collaboration skills. 
    • Experience with month-end closing, financial reporting, and bank reconciliations.

    Preferred Qualifications


    :


    • Master’s degree in accounting or finance
    • Familiar with Federal and State Grant accounting.
    • Experience with implementing and optimizing accounting system

    Physical Requirements: 


    • Ability to work at a computer for extended periods.
    • Occasionally lift up to 20 pounds.
